When is the Best Time to Sell Your Home in Portland, Oregon?

When is the best time to sell your Portland, OR house? This is the question you may have been mulling over in your mind, and in the real estate business, everyone knows that timing is everything. You certainly don’t want to sell your house during a “down time” because it can make it ever harder to sell.

Real estate can be tricky, and here at Better Off House Buyers, we want to help you get out from under your house as quickly as possible. Let’s take a look at what we can expect to see in the Portland real estate market.

The Portland Real Estate Market, Month by Month

Depending on the condition of your home and the professionals you’re working with, anytime can be a great time to sell. But the market tends to vary by month.

This is usually when real estate agents get to breathe a bit easier. There are less houses on the market during this time of year, which a lot of sellers like to take advantage of. If you’re planning to sell your house, this might be a great time of year if you want to catch buyers’ attention.

House inventory continues to be pretty low in February. But people are starting to think about buying homes this month too. This could be a great month to sell your home because there are a lot of eager buyers out there.

By the time March rolls around, the market is usually saturated with buyers. That means demand goes up, even though there may not be many houses on the market just yet. During this month, houses tend to get listed and sold quickly; some even in the same day.

Traditionally, April tends to be one of the busiest months of the year for real estate agents. There are a lot more houses on the market by this time, and even more buyers who are eager to invest in homes of their own. It could be difficult to sell a house during April if it is not move-in-ready.

Some sellers have great success with selling their homes in May, but some don’t. It can be easy for houses to get “lost in the shuffle” so to speak when there are so many houses for sale. The number of buyers continues to increase throughout this month.

During June, the weather is good and there are a lot of buyers out there who are eager to find the house of their dreams. Right around this time of year, house inventory reaches its peak.

July often brings weather that’s too hot for people to come out and look at houses; although there are still a lot of buyers who are looking. The number of houses on the market may go down during this time.

August can be one of the worst months of the year to sell real estate. Buyer traffic tends to go down, and a lot of sellers lower their prices if they’re still trying to sell at this time. The fact that prices tend to drop during this time of year makes buyers pretty hesitant to pull the trigger. They often prefer to wait for the best possible price.

Prices start to stabilize during September. The kids are going back to school at this time, and families are busy getting used to a new schedule. There are still buyers out there, but they’re not buying as eagerly as they were during the spring and early part of the summer.

During October, house inventory continues to decrease and there are less buyers looking for homes. For the most part, prices will be fairly stable during this month, which can cause a lot of buyers to purchase homes before the colder weather sets in.

House inventory continues to drop as we move into November, but many of the homes that are left may be difficult to sell. Prices may drop as the number of buyers starts to decrease.

The first half of December is much better than the latter half because of the holidays. Inventory remains low for the most part, and the number of buyers has decreased significantly. The colder weather definitely plays a role in this.

Selling to an Investor is a Great Idea for People in Portland

Real estate agents are at the mercy of the selling schedule we shared with you above. Some months out of the year are great for them, while others can leave them without any sales at all. That’s a great reason to choose to sell your home to an investor, or professional home buyer, instead.

Professional home buyers in Portland are used to buying houses quickly. More often than not, they pay cash, which means that you won’t have to deal with all the paperwork that goes along with a traditional sale. The sale of the house should be finished fairly quickly because it’s a cash sale.

Best of all, you don’t have to worry about getting your house ready to go on the market. Investors will buy your property even if it needs a lot of repairs.
