Are You Moving or Relocating to A Smaller Home?
We can help you to sell your Portland home as fast as 7 days, some times a house purchasing takes only 2 days after a homeowner accepts our cash offer
The Coronavirus pandemic had changed our lifestyle, many people have had lost their jobs. Others find out that they can work from home. Many employers are cutting expenses letting some of their staff working from home.
For these reasons people are looking to move to small houses and, many are relocating into smaller communities. As homeowners, they need to sell their properties in a short time.
During the coronavirus epidemic and base on the measures taken for the health and local authorities, selling a house through the traditional real estate market had become an uneasy task.
“The roller-coaster effect of national spending, Oregon’s unemployment rate, and conflicting economic forecasts are reflected in Portland’s residential real estate market.” Said Janet Eastman of The Oregonian/Oregon Live.
According to the local listing service RMLS, the number for the new listing of the Portland area in May was a 30.3% drop compared to May 2019. The number of closed sales was a 33.9% drop from the closing in May 2019.
From March this year, the Portland real estate market has been suffering for the pandemic, the health care regulations effects. Other factors as the unemployment increasing rates, as the BLM demonstrations had slow down the home sales market as well.
Better Off Home Buyers is taking seriously preventing the coronavirus spreading. We are using the technological gadgets we have on hand to minimize contagious risks and keep at the front in the first line to help desperate homeowners selling their houses.
Our house buying process starts with an initial phone consultation to find out as much as we can about the property conditions. For the most part, we can make fairly accurate offers over the phone. In the event that it is necessary to see the house, we follow all the precautions set by the Oregon governor, including staying at least 6 feet apart, not shaking hands, and using a face mask. Additionally, we will try to keep the home appointment as brief as possible, usually, this can be done in 15 minutes or less.
Can You Buy My Rental Property If It Is Occupied?
Many single-family home Landlords are facing rental income lost due to their tenant’s lack of income. The state of Oregon, the counties, and Portland as well have implemented new eviction regulations in order to protect tenants. Rules have been extended up to September this year. Meaning that an unpaid rental landlord can’t take control of his property during the regulations are in effect. unemployment rates are higher than ever.
Unfortunately, after 6 months without collecting any rental money, many landlords could default on their mortgage house rental obligations, and probably they will face foreclosure.
The good news for them is that we are buying homes and inherit their tenants.
In the past, in the present time, and in the future, Better Off home Buyers deals with tenants occupied properties. We are fully operating and we are well equipped to continue providing the best service to our clients in Portland.
A Probate Case.
After receiving notification in November 2019 to probate on a Portland court his rights on an inherited Portland property. Mr. Roger Hernandez went along his 2 siblings on and unpleasant probe process.
Following a court judgment, the Hernandez took possession of a Victorian-style 75 years old home. The house was their mother’s side long time family property, but it was in terrible shape. They were sharing the run down victorian house with 2 cousins.
Due to the house condition, and the high repair costs, the 5 heirs, unanimously decided to sell it.
Mr. Roger Hernandez call me in April this year when COVID-19 was trashing the Country. We spoke over the phone about his property, and about the normal concern for the contagious risk of the coronavirus disease, and the precautions we take following the directions of the Portland health authorities and the CDC
On early May he facetime me back, he was at the Victorian house at that moment, so we took the chance to see the house over the phone, Mr. Hernandez used his phone camera to focus in detail every single corner of the house, the areas to repair and the front and the back yards of the property.
With this information, I was able to make a fair offer to present to the Victorian house heirs. A week later after a brief meeting, we agreed on a final number to buy their house in cash. The closing took only three days, by May 28 the Hernandez received their check.
Note: Mr. Roger Hernandez gave me permission to use his name in this post.
