The short version
- Read at least ten Google reviews and the owner’s replies, not only the testimonials on a company’s own site.
- Check an independent rating, such as the Better Business Bureau, and a real address and phone number.
- Ask for proof: houses like yours that the company has bought, and who the actual buyer is.
- Treat a nomination as one signal. Find out who runs it and how winners are chosen.
Search for cash home buyers in Portland and you will find dozens of companies that all say the same things: fast closing, cash, as-is. Some are local teams with a track record. Some are websites that collect your information and pass it to someone else. From the outside they look alike.
So how do you find the best cash home buyer for your house? There is no official ranking, and you should be careful with any list where a company puts itself in first place. What works is a way to check any company on the same points: ratings, reviews, proof of houses bought, a real local presence and recognition from the community.
This guide gives you that checklist. We are Better Off Home Buyers, a Portland company that has bought houses since 2018. We will show you how we measure up on each point, and we will tell you plainly when we are talking about ourselves, so you can judge for yourself.

1. What “best” should mean when you sell your house for cash
For a seller, the best company is not the one with the loudest website. It is the one that does these things.
- Gives you an offer you can understand, based on the house and not on a guess.
- Treats you with respect when your situation is difficult.
- Does what it said it would do, including at closing.
- Leaves a public record you can check, with reviews, ratings and examples.
In the sections below we turn each of those into something you can verify.
2. Ratings and reviews: what real ones look like
Reviews are the best free tool you have, if you read them well.
- Read ten, not three. Look for patterns across many reviews, not a perfect score.
- Look for specifics. A real review mentions a situation, a timeline or a person. Generic praise is a warning sign.
- Read the replies. A company that answers every review, including the hard ones, is easier to trust.
- Use independent sites. A company’s own testimonial page is marketing. Google reviews and the Better Business Bureau are better checks.
Where we stand. Our Google Business Profile has 38 reviews with a rating of 4.8. We hold an A+ rating with the Better Business Bureau.
Here is what some sellers have written on Google. You can read them all, including the less perfect ones, on our profile.
“We compared his quote to two others, a local renovation company and an iBuyer. He not only was the best bid, he treated us with kindness and respect. The process was smooth and simple.”
– Corri G. · Google review
“Scott did an excellent job accommodating our need to downsize immediately. He even took on the task of clean up for us. The price he paid was fair to us and took us out of a difficult situation.”
– Frank H. · Google review
“I admit I was skeptical. It had to be a hoax, the friendliness fake, but after many calls, texts and emails, he was the same friendly person. They really did strive to make a deal that everyone felt good about.”
– R. P. · Google review
You can find more homeowner stories on our testimonials page.
3. Nominations and awards: what they tell you and what they do not
Recognition can be a useful signal, if you know how it works.
- Who runs it? Find out whether a newspaper, a panel or an advertising company organizes the award.
- How is the winner chosen? A popular vote shows that real people care enough to vote. It does not audit the company.
- Can it be bought? Be careful with “best of” badges that anyone can pay for.
Better Off Home Buyers has been nominated for Best of the Rose City 2026 in three categories: Real Estate Company, Commercial Real Estate and Customer Service. It is a community vote run by an advertising company, so we read it for what it is: a sign that someone in Portland cared enough to put our name forward. It does not mean we won anything, and results will not be known until February 2027. We will update this guide when they are.
If you have worked with us and want to vote, the details are on our Best of the Rose City page.
4. Proof: houses bought and stories you can read
A company that buys houses should be able to show you houses it has bought. Ask for examples of homes like yours and how the sale went, without names or street addresses.
We have bought more than 200 homes in the Portland area. We publish real cases, with no street names and no sellers in the photos, on our page for homes we have bought. Read the ones closest to your situation before you call anyone, including us.
5. Real people: a team you can name
Behind a good company there are people you can talk to.
- Scott Dalinger, founder, makes the offers and explains every number behind them.
- Dylan is the one who walks the house with you.
- Alejandra runs the renovations after we buy.
You can meet them on our company page. Scott also co-started Gobble Gobble Give, where local real estate investors donate full Thanksgiving meals to families in need. So far that is over 200 meals for more than 800 people. Those numbers belong to the whole movement, not to us alone.
Ask any company who you will actually speak to, and whether they have a face and a name.
6. Local: why Portland experience matters
A company that works in Portland every week knows the neighborhoods, how properties are inspected, the title companies and the people. When you compare house buying companies in Portland, ask where they have really bought houses.
We buy throughout the Portland area. These pages explain the local details.
- Neighborhoods: Sellwood-Moreland, Pearl District, Northwest District, Foster-Powell, Alberta Arts District
- Cities: Gresham, Beaverton, Hillsboro, Tigard, Lake Oswego, Oregon City, Happy Valley, Tualatin, West Linn, Wilsonville, Troutdale, Aloha, and Vancouver, WA
7. The situations a good buyer should handle
A cash buyer is most useful when a regular listing is hard. A good company should be able to tell you, with examples, how it handles your case.
- Inherited and probate homes. Court approval, a personal representative and a family that may not agree.
- Houses with damage. Fire, water damage, mold or years of deferred maintenance.
- Tenants or squatters. Who deals with the people living in the house?
- Back payments, liens and title problems. Who clears them, and when?
- Mobile and manufactured homes. Not every buyer will touch them. See selling a mobile home in Portland.
- Rental properties. Selling with the renter in place.
One seller wrote about us: “The property was going through probate, which required precise and timely handling of legal documents to secure court approval. The home also presented a challenging situation involving a squatter, which they managed seamlessly on my behalf.” (Tracy T.)

10. Frequently asked questions
Who are the best cash home buyers in Portland?
There is no official ranking. Look at ratings, reviews, track record and community recognition, compare at least two offers and use the checklist in this guide. Be careful with any list that puts its own author first.
Are cash home buyers legit in Portland?
Many are, and some are not. A legitimate buyer has a real local presence, verifiable reviews, a clear process and puts everything in writing with a title company.
How do I know if a cash home buyer has real reviews?
Read reviews on Google, look for specific details, and read how the company answers hard ones. Do not rely on testimonials on the company’s own website.
What should I look for in a highly rated house buying company?
Ten or more recent reviews, replies from the owner, an independent rating such as the Better Business Bureau, a real address, and examples of houses bought.
Does a nomination or an award mean a company is trustworthy?
It is one signal. Find out who organizes it and how winners are picked, and check reviews and track record too. Better Off Home Buyers is nominated for Best of the Rose City 2026, which is a popular vote run by an advertising company.
Is Better Off Home Buyers a legitimate company?
We have bought houses in Portland since 2018, have an A+ rating with the Better Business Bureau and have 38 reviews on Google. You can check all of that before you talk to us.
How fast can a cash buyer close?
It depends on the house, the title work and what you need. Many cash buyers can close faster than a traditional sale.
Do I have to make repairs before selling to a cash buyer?
Often not, but get it in writing.
Do you buy houses in bad condition, inherited or with tenants?
Yes, these are situations we work with. See homes we have bought for real examples.
Can a cash buyer help with a probate sale?
Many can. Ask whether they have handled court approval and a personal representative before.
Do you buy houses outside Portland?
We buy in the Portland area, other parts of Oregon and parts of Washington. See we buy houses in Oregon and Washington.
What areas around Portland do you buy in?
Portland neighborhoods and nearby cities such as Gresham, Beaverton, Hillsboro, Tigard and Lake Oswego. The full list is in section 6.
What is the difference between a cash buyer and listing with an agent?
A cash buyer can close faster and buy as-is, while listing may bring a higher price but takes more time and preparation. Compare both if you can. See our page on selling for cash vs. listing with an agent.
